I've already paid my deposit for a new apartment and they don't want to put new carpet and it's rust stained?

I'm moving into a new place and i've already paid my sec. dep. and they don't want to put in new carpet, the carpet is stained with rust in one corner and the rest is pretty fine and my roommates room is fine also but she wants new carpet too...is it too much to ask for new carpet? And this is a private owner. And the security door has a whole in it, and we want that replaced too, the rest of the apartment is really nice. what do i do.
